Hayden homes can be had for less than $200 per square foot

Blue-ribbon livestock was on display in Hayden during the Routt County Fair last week, and so were some of the county’s best home buys on a per-square-foot basis.

Lori Thomp­son and Von­nie Fren­tress, of Colo­ra­do Group Real­ty, have co-listed a 2,723-squ­are-foot single-family home at 101 S. Third St. that is priced at $96 per square foot and includes income potential from a small upstairs apartment.

The asking price for the home, built in 1949 and described as being in “very good” condition, is $264,000.

“I think we have some great opportunities in Hayden,” Fren­t­­ress said. “Some people are getting cautious right at the moment.”

She finds reason for optimism in several recent showings of new developer homes in the Lake Village subdivision.

Frentress recently closed the short sale of a home on Fourth Street for $162,500 — the equivalent of $169 per square foot for the 960-square-foot house. However, neither the home on Third Street nor a nearby listing at 129 S. Poplar St., in the heart of Hayden’s historic downtown, is a distressed sale, she said.

The Poplar Street home, also co-listed with Thompson, has the advantage of mixed-use zoning that would allow a buyer to use it as a home office, Frentress said. It might work well for an accountant or attorney, for example.

Listed at $224,000, the 1,384-square-foot two-story built in 1910 is more expensive on a per-square-foot basis than the Third Street residence at about $162. Yet, it has an attached double garage along with three bedrooms and 1 1/2 baths.

Because the home has a small footprint, the fenced yard has room for a screened hot tub.

The Third Street home offers more room for a family, with four bedrooms and a 0.14-acre corner lot. It has original wood floors, slate tile in the kitchen and a fireplace along with a full basement. The apartment has its own entrance.

Ryan Barclay, of Steamboat Village Brokers, has a more modern home for sale on Honey­suckle Drive in the Sage­wood subdivision for $178 per square foot. The asking price on the 2,240-square-foot home is $399,000.

“It has a lot of higher-end finishes for Hayden. It was new in 2007, and it has an open floor plan,” Barclay said. “It’s a family-oriented floor plan. The person cooking dinner won’t be cut off from everything going on in the household.”

Barclay said his clients had to relocate for a job opportunity. It has seen few showings.

Routt County assessor’s statistics researched by Bruce Carta, of Land Title Guarantee Co., show that Hayden and the surrounding area saw five transactions in July with an aggregate value of $311,700 and an average sale price of $62,340. However, the average residential price was $123,000.

Year to date, through July 31, Hayden has seen 34 transactions totaling $7.2 million. The average residential price was $228,000. That compares with an average residential price of $334,900 in Oak Creek and Phippsburg and $432,470 in west Steamboat.
